Twenty of the 22 finalized land acquisitions in Gurugram, covering a total area of 208.22 acres, were dedicated exclusively to residential development. According to data from real estate consultancy firm Anarock, the Delhi-NCR region witnessed the successful closure of 29 land transactions amounting to approximately 314 acres in the fiscal year 2024. This marked an increase from the previous fiscal year 2023, which saw 23 land deals totaling around 273.9 acres. This surge in land acquisitions reflects the growing demand for residential and commercial spaces in one of India’s most dynamic real estate markets.
The data further reveals that the National Capital Region (NCR) led all major Indian metropolitan areas in terms of land deals, with its 29 transactions surpassing those of Mumbai Metropolitan Region (MMR), which followed closely behind with 19 land sales covering approximately 157 acres. This trend highlights NCR’s continued prominence as a real estate investment hotspot, driven by rapid urbanization, infrastructure developments, and increasing housing demands.
Over 210 Acres of Land Acquired in Gurugram Alone
Among the significant land transactions in the region, one involved a five-acre residential project in Delhi. However, the majority of the deals—22 transactions covering a total of 208.22 acres—took place in Gurugram, reinforcing the city's status as a prime residential and commercial hub.
Out of these 22 transactions, 20 were specifically for residential construction, signaling the robust demand for housing in Gurugram. Additionally, one deal was finalized for retail development, another for a residential-cum-commercial mixed-use project, and a third for an educational institution. Beyond Gurugram, the neighboring city of Faridabad also witnessed a key transaction, with a 15-acre land acquisition dedicated to residential development, further contributing to the region's expanding housing infrastructure.
Nearly 300 Acres Allocated for Residential Projects to Meet Rising Housing Demand
To accommodate the ever-growing need for residential spaces, several major land deals were finalized across key NCR cities. Greater Noida saw an 8.9-acre acquisition for a residential project, while a much larger 62.5-acre land parcel in Ghaziabad was secured for a township development, reflecting the increasing preference for integrated housing communities.
In Noida, three separate land transactions were completed, spanning a total of 13.96 acres, and were earmarked for both residential and commercial projects. These acquisitions are expected to boost real estate activity in Noida, a city that continues to evolve as a major hub for urban housing and commercial establishments.
Santhosh Kumar, Vice Chairman of ANAROCK Group, emphasized the scale of planned residential expansions, stating, “Approximately 26 separate land deals, collectively covering around 298 acres, have been proposed for residential and township projects. This reflects the region’s increasing need for modern housing and sustainable urban development.”
Tier 2 and Tier 3 Cities Witness Significant Real Estate Investments
Beyond the metropolitan centers, smaller cities are also witnessing substantial real estate investments. A total of 18 land transactions, covering a massive 1,853 acres, were completed in tier 2 and tier 3 cities, including Ahmedabad, Ayodhya, Jaipur, Nagpur, Mysuru, Ludhiana, and Surat. These transactions indicate a growing investor interest in emerging cities, where rapid urbanization and infrastructural advancements are creating new opportunities in the real estate sector.
Notably, at least two major land purchases, each exceeding seven acres, were exclusively intended for commercial real estate developments, highlighting the expansion of business districts in these cities. Additionally, an 8.61-acre land deal was concluded for an education-related project, underlining the diversification of real estate investments into sectors beyond residential housing.
According to Anarock’s report, a total of approximately 101 land deals were finalized across India in the fiscal year 2023–24, covering an extensive 2,989 acres of land. Of these, over 83 land transactions, totaling more than 1,135 acres, were completed in India’s top seven cities alone, showcasing the continuing expansion and evolution of the country’s real estate landscape.
